I just finished uploading this house for sale, 3670 196A Street, Langley, BC

Southwest Brookswood Classic basement style home on a 1/4 acre lot. This is a post and beam style main floor design with the vaulted ceiling that is open over the partition wall of the kitchen. This would allow for a completely open, living area redesign with island kitchen and great-room concept. The living room has hand-scraped hardwood flooring, a gas fireplace and vinyl patio sliders to the 8’x19’ newly rebuilt front deck. The dining area also has a slider to the rear 10’x23’ newly built rear deck. The owners have a replacement vinyl slider window waiting to be installed. In the kitchen there is a gas stove relocated on the far wall. There is 220 wiring behind the roll-out cabinet in the original location. Though nicely repainted, the kitchen is ready for a redesign. The main floor also consists of the main bathroom with almond coloured fibreglass tub and surround and newer white fixtures. There’s three bedrooms and the master bedroom has a classic 2 piece ensuite. The basement has been set up for a 1 bedroom suite. The Tenant is a older single man who pays $550 and has been the for some years and would like to stay. The suite living room has a very nice oak mantle but needs tile dressing over the chimney. The kitchen is small but functional and the shower bathroom is off the laundry room. Please note that the suite does not conform to the zoning by-law. The bedroom at the bottom of the stairs could either be added to the suite or kept for main use. The seller declares that include updates are a roof (12 yrs old), new 95% efficiency furnace, septic field replaced 2005, rebuilt sundecks, and some new vinyl double-glazed windows. The canopy shed in the rear yard is included in the sale.
